They may be a luxury retreat in the making, with more private housing planned for around the Holland Road area. Nestled in a tranquil neighbourhood amidst good class bungalows and landed homes, is the Holland Link government land sales site.

In a land tender that closed on 29 July 2025, the Holland Link plot garnered five bids, with the top bid of $368.4 million ($1,432 psf ppr) from Sim Lian Group. It can potentially offer around 230 residential units, and it is adjacent to the Holland Plain Reserve List site that has been released for application.

The Holland Link site in District 10 is located near the Brizay Park, Garlick Avenue, and Ewart Park good class bungalow areas which feature low-density living, offering a greater sense of privacy and tranquillity.

A quiet respite

In all honesty, the upcoming development on the Holland Link plot may not fit the bill for everyone. For one, it is somewhat lacking in public transport connectivity and range of commercial offerings presently. The two closest MRT stations - King Albert Park and Sixth Avenue on the Downtown Line - are more than 1 km from the site, and there are currently no public buses plying in Holland Link. In all likelihood, future residents may well need to own a car in order to get around more conveniently, or if the estate offers a shuttle bus service to the MRT station.

However, where it trumps other sites is likely to be the serene environment in an extremely upscale GCB neighbourhood. While there is a relatively limited range of commercial offerings in the immediate vicinity now, apart from shops and eateries along Bukit Timah Road, things should change in the years to come.

Another big plus for the Holland Link plot is that it is within 1-km to the popular Methodist Girls' School, which could make this project appealing to some families. Other schools in the vicinity include Nanyang Girls' School, Henry Park Primary School, Raffles Girls' Primary School, Hwa Chong Institution, National Junior College, Ngee Ann Polytechnic, and the Singapore University of Social Sciences.

Keeping an eye on the future

Further, the areas around the site looks set for change in the years ahead, with ongoing transformation in the Beauty World neighbourhood, and the nearby Bukit Timah Turf City, which is one of the latest new housing precincts in Singapore.

The government is expected to inject some 15,000 to 20,000 public and private homes in a new housing estate at Bukit Timah Turf City in the coming decades to cater to housing demand and meet the aspirations of households to live closer to the city. With more developments and amenities lined up in Turf City, they could benefit residents living close by.

Meanwhile, a short distance away from this site is Beauty World, where a wide range of commercial offerings can be found, such as Bukit Timah Shopping Centre, Beauty World Centre, Beauty World Plaza, Bukit Timah Plaza, as well as shops around Cheong Chin Nam Road. In addition, a new integrated development - inclusive of the Bukit V mall - is being constructed in Jalan Anak Bukit at the time of writing. This integrate project is expected to kickstart the transformation of the Beauty World area.

Furthermore, PropNex notes that under the Master Plan 2019 and the Draft Master Plan 2025, there are several other residential plots earmarked in the immediate areas of the Holland Link site. To this end, prospective buyers may potentially secure a first-mover advantage in the area by going in for the Holland Link project.
